What defines premium

Kitchen budget £30k-£60k (Bulthaup, Boffi, or equivalent). Bathrooms £15k-£35k each (Vola/Dornbracht/Duravit). Solid oak boarded floors. Triple glazing in composite or aluclad frames. MVHR with summer bypass. Smart lighting and AV pre-wire throughout. Often basement, gym, or pool. Bespoke joinery and statement staircase.

Where premium spend returns on resale

Kitchen and primary bathroom carry the strongest return. Basement gym or pool returns under 50% of spend on resale in most cases (built more for lifestyle than valuation uplift). Glazing quality reads to buyers; flooring quality does not always. Bespoke joinery is a personal-taste item that next-buyer often replaces.

Common over-spends that do not add value

Smart-home wiring at the brand-leader specification that becomes legacy within 5 years. Multi-zone audio. Cinema rooms (low resale demand). Basement pool (cap-ex high, op-ex higher). Bespoke external lighting. Heated driveways. Bench-test each spend against resale comparables before committing.
